Classification, label, brand
There are several ways of classifying your accommodation:
- Meublé de Tourisme” classification
- certification: Gîtes de France, Clévacances
- Tourisme et Handicap” label
Obtaining a classification or label is voluntary and allows you to enhance the value of your holiday rental and stand out from the competition.
The advantages :
– a guarantee of the quality of your accommodation for your customers
– potentially more advantageous tax treatment. https://www.service-public.fr/particuliers/actualites/A17883
– the possibility of accepting holiday vouchers
– Classification allows a fixed rate for tourist tax
Furnished tourist accommodation” classification
This classification applies to campsites, hotels and holiday lets (bed and breakfast accommodation cannot be classified). It is awarded by an approved body, which, depending on the level of comfort and service, gives the accommodation between 1 and 5 stars for a period of 5 years.

The Gîtes de France label
The Gîtes de France label is valid for holiday rentals and bed and breakfasts. It guarantees precise quality standards and compliance with a charter. All accommodation is labelled according to its environment, level of comfort and services. Gîtes de France awards 1 to 5 “épis” for a period of 3 years.

The Clévacances label
The Clévacances label is valid for holiday rentals and bed and breakfasts. Each rental property and guest room undergoes a certification visit to check that it complies with the demanding Clévacances quality charter. This includes more than 200 criteria: comfort and facilities, location and environment, welcome and assistance, etc. Clévacances awards the accommodation 1 to 5 keys. An inspection visit is then carried out every 4 years.

!!! Does not apply to the commune of La Forêt-Fouesnant.

Council tax
If the owner of a holiday rental property manages the property himself, he is considered to have the use of the property, even if he does not use it. The rental property therefore forms part of their personal dwelling and is subject to council tax as a secondary residence. Only people who have signed an exclusive rental management contract are exempt from council tax.
The Pays Fouesnantais CCPF has voted to abolish the CFE (Cotisation Foncière des Entreprises) exemption for furnished lets. As a result, properties offered for holiday rental are subject to both taxe d’habitation AND CFE.
Furnished tourist accommodation
Furnished tourist accommodation is now a popular choice for tourists on short or long breaks. Rental of this type of accommodation is subject to strict rules.
